ARE THERE HIDDEN FEES?
Not with our service. NO hidden fees ever. There are flat fee services that charge additional fees upon closing. Read the fine print!
IS A PORTION OF THE BUYER'S AGENT COMMISSION RETAINED BY THE FLAT FEE COMPANY?
Not with our service. The total commission goes to the buyer agent or the transaction broker. Our flat fee is always the total fee. Read contracts carefully!
WHY NOT USE ONE OF THE NATIONAL FLAT FEE SERVICES?
These services may not be licensed in Colorado. They are referral networks and since two or more brokers are involved you will pay more. There is also a risk that your listing may be pulled by the MLS because the broker may not be aware of the local rules and regulation.
WHY IS YOUR LISTING AGREEMENT AN EXCLUSIVE AGENCY LISTING?
Exclusive agency listing is required by MLS. Do not sign with an agency that doesn't use the required state forms.
CAN I STILL SELL MY OWN PROPERTY IF I LIST WITH FLAT FEE MLS?
Absolutely! You can sell by owner and pay no commission. That is the beauty of our service. You get the advertising power of MLS and still maintain the control of your sale.
WHAT DOES THE $99.00 EXTENSION FEE BUY FOR ME?
Your extension fee buys the same amount of time as your original registration time. 90 or 180 days.
WILL SELLING BROKERS BOYCOTT MY LISTING SINCE IT IS NOT A FULL SIX PERCENT (6%)?
No. To do so is a violation of National, State and Local fair trade laws. We sell 91 - 95% of our listings. You will not be ignored.
WILL MY LISTING LOOK THE SAME AS OTHER BROKER LISTINGS?
Yes. Your listing is identical to broker MLS listings. The only difference is that brokers call you to set showings. Offers are presented to you unless you have contracted with New Visions for contract assistance.
IF I LIST WITH ONE OF THE NATIONAL COMPANIES, ARE THEY LICENSED IN COLORADO?
Probably not. And you will pay more because there is a broker referral fee paid to another broker.
WILL MY HOME APPEAR ON REALTOR.COM?
Yes. You will have an ad on Fsbofriend.com and Realtor.com FREE with your MLS service.
CAN I CANCEL MY LISTING?
Yes. You may cancel at any time. Just fax a cancellation request to 719-686-0954. No questions asked.
HOW CAN YOU AFFORD TO LIST AT THESE PRICES?
Volume. We service many FSBOS. We are not a franchise so we pay no franchise or referral fees. Our overhead is kept to a minimum and the savings are passed on to you.
CAN I ADD CONTRACT REVIEW AFTER I REGISTER?
Yes. All services can be added after your initial registration.
ARE YOU A REAL BROKER?
Yes. We are licensed in Colorado and have been in business since 1979. We are members of the National Association of Realtors, the Colorado Association of Realtors, the Pikes Peak Association of Realtors and the Denver Metro Multiple Listing Service.
DO YOU HELP WITH PRICING?
No. We do provide stats from MLS which include recent sales, expired and active listings for your information. Our fee for this service is $99.00
